County Taxes
Ad Valorem Tax Payments
Taxes are normally due in Cherokee County by December 20 of each year but the law allows taxpayers 60 days from the date of original mailing before interest may be charged. After these deadlines, interest at the rate of 1% per month is charged. Additionally, a penalty of 10% will apply to all taxes that are not paid within 90 days of the deadline (no penalty assessed if tax is on a homestead and less than $500).

Property purchased after January 1st each year is billed to the January 1st owner of record and not the new owner. Georgia law state’s that if the seller or buyer will mail or fax (678-493-6423) in a settlement statement that bill can  be changed into the new owners name.

Georgia Property taxes are based on the ownership of property as of January 1 of each year. If you owned the property on January 1 of this year and if taxes become delinquent you will need to fax a copy of your final settlement agreement to 678-493-6423 so we can notify the new owner. This may adversely affect your credit rating, and appear on your credit report. If pro-ration of taxes has been made, it is in your best interest to forward the tax bill to the new owner and contact the Tax Commissioner’s Office to insure that the buyer has paid the taxes by the due date as agreed.
Ad Valorem Tax Refunds
  • Refunds will only be considered when it is due to a County Error
  • Payments made by a mortgage company on erroneous parcels will no longer be refunded or transferred to another parcel. It will be the mortgage company's responsibility to get a refund from the homeowner whose account was incorrectly paid. It will no longer be the Tax Commissioner's responsibility to fix payments when made on incorrect or erroneous parcel numbers.
Timber Taxes
Timber Taxes are collected in the Tax Commissioner's office after Timber Tax Forms are submitted to the Tax Assessor's office for approval. Upon submitting to Tax Assessor's office, the form must be completed with purchaser and seller, addresses, type of timber sold, amount paid for timber and any signatures required on the form.
Mobile Home Location Permits
Taxpayers locating a mobile home in Cherokee County must apply to the Tax Commissioner for a location permit within 30 days of permanent placement of the home in the county and then annually thereafter between January 1 and May 1. Mobile homes that are temporarily located in the county should notify the Board of Tax Assessor's of their presence to avoid being cited for failure to apply for the location permit.
